Located on the cusp of Durham and Tyne and Wear this is perfectly located for those wishing to explore this fantastic area of England be it for business or pleasure. Only 5 minutes (3 miles) from the A1(M), close to Durham, Washington, Sunderland, Gateshead, Newcastle and South Shields. It is also in a good location for visitors to Sunderland University and Sunderland Hospital. Holiday makers wishing to explore the Tyne Tees region would be challenged to find a better base given its proximity to the major towns, blue flag beaches and northern dales. The property is a recently refurbished semi detached two bedroom bungalow with front and back gardens, set in a quiet residential area in the village of Shiney Row. It comprises: a new large fully equipped kitchen diner with electric cooker, microwave, dishwasher, washing machine, drier, and smart TV; a new bathroom with shower cubical and separate bath; a large double bedroom, a single bedroom and a fold away bed is available for a 4th guest, and ample bedding; a comfortably furnished lounge with TV and DVD player. Network connections and wifi are available. The bungalow has gas central heating and hot water on demand. The lounge has an electric fire to give extra warmth and ambiance. The south facing enclosed rear garden and patio provides a sheltered and secluded sitting out area. Bed linen and towels are supplied and a daily housekeeping service is optional. The area has lots to offer the visitor; The annual Sunderland air show in July is a huge attraction, and the weekly farmers market on Saturday in is well worth a visit. Lumley Castle with its medieval banquets and shows, and the Riverside Cricket ground are both on the doorstep. Within 20 minutes of the property there is the choice of; major sporting attractions, sporting activities, shopping facilities, clean pristine blue flag beaches, abundant country and coastal walks, parks, nature reserves, museums, pubs, restaurants, night life, theatres – in fact something for everyone. The bungalow is ideally situated for our guests to explore and experience many of these. We suggest visiting the following website to get a flavour of the area. The property has ample parking facilities and is in close proximity to bus routes. The closest Metro station is South Hylton, a short taxi ride, which provides a link to Newcastle airport via Sunderland and Newcastle. Local shops and amenities are only a 9 minute walk away and there are several good country pubs within a 3 mile radius

(If you smoke within the property it will be evident for several days afterwards and you will be charged £100 to pay for a deep clean). Behaviour: You and all members of your party agree: • to keep the property clean and tidy; • to leave the property in a similar condition as you found it when you arrived; • to behave in a way at all times while at the property which does not break any law; • not to use the property for any illegal or commercial purpose; • not to sublet the property or any part thereof or otherwise allow anyone to stay in it who we have not previously accepted on behalf of the owner as a member of your party; • Not to behave in anti-social manner, breach the peace or otherwise act in a way which may disrupt or affect the enjoyment of others, particularly neighbouring properties. • You also must not allow more people than 4 to stay overnight in the property. • You cannot arrange for visitors to the property without the advance consent of the owner. • You must not hold events (such as parties, celebrations or meetings) at the property. • You are responsible for and agree to reimburse to the owner all costs incurred by the owner as a result of any breakage or damage in or to the property which is caused by you or any members of your party or any other persons invited into the property by you. The owner can ask for an extra payment from you to cover any such costs.
